A ROOFING QUOTE YOU CAN EXPLAIN
A roofing quote checklist: what belongs in the written scope
Reviewed October 2026
First confirm which roof areas and work each offer covers. Then resolve differences in removal, retained details and conditional repairs before treating the totals as prices for the same job.
Ask whether your city — Troy, Rochester Hills or Auburn Hills — requires a permit for this roof work, who pulls it and who schedules any inspection.
FICTIONAL OFFERS / NO COSTS OR ACTUAL HOUSE
“House roof” and “all roofs”
can buy different work.
| Area | Offer A | Offer B |
|---|---|---|
| Main house | Named in scope | Named in scope |
| Porch roof | Included explicitly | Not identified |
| Detached garage | Excluded explicitly | Not identified |
For B, ask whether the porch and garage are included, excluded or separately offered. A missing line does not mean zero cost or automatic inclusion. Have the contractor verify areas and measurements.
Give retained and changed
components a written treatment.
Identify removal and disposal, named covering/system components and the treatment of edges, penetrations and roof-to-wall transitions. Ask which flashing and ventilation details are assessed, retained, repaired or replaced.
When concealed conditions could change the job, request the finding to be documented, the pricing basis and your approval step. An allowance does not mean unlimited repair; do not add invented quantities to compare offers.
The finished job includes
the responsibilities around it.
Agree staging, driveway/entrance access, temporary protection, cleanup and who communicates weather-related changes. Read product warranty and workmanship terms separately, including who handles a claim.
Turn the gap
into one clear request.
“Please identify the included roof areas, the treatment of retained components and the documentation and approval process for concealed repairs.”
This fictional clarification helps settle the job boundary. The final agreement should include the answers; approval responsibilities need confirmation for the actual property and scope.
